Building a new home in BC is one of the largest investments most families will ever make. Getting the electrical system right from the start means years of safe, trouble-free operation — and avoiding expensive retrofits when you inevitably want to add an EV charger, a hot tub, or a home office. Here is what every BC homeowner should understand about new build electrical work.

The BC Electrical Code (BCEC)

All electrical work in British Columbia must comply with the BC Electrical Code, which is based on the Canadian Electrical Code (CEC) with BC-specific amendments. For new residential construction, this means minimum service sizes, arc-fault circuit interrupter (AFCI) protection in bedrooms and living areas, GFCI protection in wet areas, and tamper-resistant receptacles throughout.

Minimum Service Size

BC code requires a minimum 100-amp service for new residential construction, but VanFlow strongly recommends 200 amps for any home built today. With EV chargers, heat pumps, induction ranges, and electric hot water heaters becoming standard, a 100-amp service can be maxed out before the house is even furnished.

Pre-Wire for Future Needs

The cheapest time to add wiring is before the drywall goes up. VanFlow recommends pre-wiring every new build for:

  • EV charging (240V, 60A rough-in in the garage)
  • Hot tub (240V, 50A rough-in on the patio)
  • Home theatre (structured media, conduit for future upgrades)
  • Solar-ready conduit from roof to electrical room
  • Generator transfer switch rough-in

The Permit and Inspection Process

New construction electrical in BC requires a permit from the BC Safety Authority before any rough-in work begins. Inspections happen at rough-in (before insulation and drywall), service entry (before utility connection), and final (after all devices and fixtures are installed).
